Pre-contractual information on prices

The price displayed in this listing corresponds to the indicative base price of the property, set for informational purposes, and does not constitute a personalised offer or a final fixed price, in accordance with Article 20 of the Consolidated Text of the General Act for the Defence of Consumers and Users.

The full final price of the transaction shall be that resulting from the negotiations effectively reached between the parties and may vary, among other aspects, as a consequence of price adjustments, assumption or apportionment of certain costs, application of discounts or other conditions customary in the property sector. Said final price shall be clear, itemised and known to the parties prior to the signing of the contract, and shall be expressly set out in the contract formalising the transaction.

The full final price, which shall be provided to the consumer in a clear, comprehensible manner prior to the formalisation of any contract, shall comprise, where applicable, the following items:

Sale and Purchase

  • Legally applicable taxes, which may include:
    • Transfer Tax (ITP).
    • Value Added Tax (VAT) and, where applicable, Stamp Duty (AJD), in accordance with the nature of the property and the tax legislation in force.
  • Notarial fees arising from the execution of the contract as a public deed.
  • Land Registry registration fees.
  • Fees for estate agency services, only where such services are expressly contracted, with prior, detailed and separate information on their scope, price or basis of calculation, and provided they are legally recoverable.
  • Other legally recoverable costs, where applicable.

Given that the amount of some of the above items depends on objective and variable factors — such as the applicable regional legislation, the outcome of the negotiations between the parties, the final value of the transaction, the choice of notary or registry, or the voluntary engagement of estate agency services — it is not possible to determine in advance the exact amount of the full final price, which is why such amounts are not included in the advertised base price.

In any event, the consumer shall be entitled to receive, before assuming any contractual obligation, sufficient, transparent and comprehensible information regarding the basis of calculation of the final price and, where applicable, indicative estimates of the associated costs.

Lettings

  • For leases for uses other than residential, the stated price corresponds to the base rent amount and does not include VAT, where legally applicable.
  • For leases intended as the tenant's primary residence, the stated price corresponds to the total rent amount, without prejudice to any costs which, in accordance with the legislation in force, may be legally recoverable from the tenant.
  • Estate agency service fees shall be borne by:
    • The tenant, in the case of leases for uses other than residential.
    • The landlord, in the case of leases intended as the tenant's primary residence, in accordance with the applicable legislation at any given time.
